Renting Limerick Property: A Detailed Inventory
One of the most common, yet most
easily resolved disputes between
landlords and tenants, relates to
the condition and the content of
the property to be rented.
Landlords should provide tenants
with a detailed list of the
contents of the house and
agreement should be reached as to
the condition of the house before
the new tenants move in.
Landlords must be prepared to
accept a certain amount of
unavoidable normal wear and tear
in the furnishings and fittings
of the house, especially if they
are lucky enough to have their
property continuously rented out.
Tenants, for their part, will
need to understand that, in order
to present the house properly,
the landlord may provide them
with items of furniture that
should be treated properly.
Landlords may have to compromise
between including enough
furniture to enable their
property to appear comfortable
and ready for immediate
occupation, whilst as the same
time avoid filling up what may
well be a relatively small living
area.
Most tenants, when they rent out
a furnished house, will expect a
minimum of a double /single bed
in each bedroom, as well as
wardrobes and lockers ,clean
carpets and curtains. The
bathroom should have an electric
shower, washbasin, toilet and all
plumbing should be in full
working order.
Kitchens should include an
appropriately sized table and
chairs, gas or electric cooker in
good condition, compliant with
all relevant regulations. A
fridge and washing machine are
essential, and most tenants would
also expect a microwave and
dishwasher to be included. A full
set of cleaning implements should
also be provided. The landlord
should supply a complete set of
cooking utensils, crockery and
cutlery.
